…Meanwhile, at Fort Bonifacio, minutes away from The Columns at Legazpi Village, Community Innovations is also working on another project, this time with Ayala Land’s upscale residential property developer, Ayala Premier.
Serendra aims to capture a market that wants to bring suburban living into the metropolis, Angela De Villa-Lacson, Ayala Land’s senior vice-president and group head for residential buildings group, said.
“Serendra is for those who want gardens and greens. The idea is for the gardens to be a front yard for residents,” she said.
Of the 12 hectares allocated for the residential project, around two-thirds will be devoted to greenery, the company said.
The units are also constructed in such a way that the residents will have a view of one of the themed gardens regardless of unit location. Serendra is divided into two districts: the more upscale district 1 and district 2, which is developed by Community Innovations. Company officials said that both districts are 35% complete.
Meanwhile, the Piazza, which is the retail component of the project, is 50% complete and will be opened by yearend. Ayala Land expects to earn P8 billion from the units that are up for sale.
Of the three sections that are being sold for each district, 60% have been taken up.
Most of the buyers of Serendra are locals, Ms. Lacson said, adding that the overseas Filipino market comprises 20% of the sales.
Ayala Land officials said that the simultaneous projects do not overlap markets due to their niches.
Ms. Lacson also said that amid several ongoing residential projects, particularly in Fort Bonifacio, Ayala Land is confident on the sales performance of its undertakings
“There are many [available] spaces, but what we are giving them is quality,” she said.
